FREQUENTLY ASKED QUESTIONS

How Can We Help?

Got a question? Get your answer. Below you’ll find answers to our customer’s questions about our student apartments.

General Information

How can I contact you?

Reach us by phone at (612) 464-0068, or fill out the contact form on our website. We're available seven days a week.

How To Apply

01. Create an Account

You will start by selecting your lease term and floor plan. If you already have future roommates in mind, be sure that everyone selects the same floor plan when applying. You will then create an account that will be used for the application, online lease signing, and your future Resident Portal access. Your login can also save your progress so you can log back in to complete your application or check its status.

02. Add-Ons

After confirming your floor plan and lease term, you will be asked if there are any add-ons to your application, which include parking, pets, and renter’s insurance. Some communities charge for parking and have limited parking availability, so these spaces must be reserved in advance as part of the application. All residents are required to carry renter’s insurance per the terms of the lease agreement. We offer a low-cost renter’s insurance program for residents who do not confirm their renter’s insurance following move-in.

03. Personal Info

The personal information portion of the application will ask for your contact information, current address, and any information relevant to your residency in our community, like your vehicle information or pet registration. We will also ask for a copy of your ID to log in electronically on your profile. This helps ensure no fraud is committed as part of the online application and allows for a reference check when keys are distributed.

04. Questionnaire

The questionnaire is to provide us with some more information about you! This helps inform the types of resident events we host and ensure appropriate roommate matching if you do not already have roommates in mind. Answer the drop-down or multiple-choice questions to give us more insight into your academic focus, study habits, and social life.

05. Financial

Most future residents require a guarantor to serve as the financial guarantee on their application. Guarantors are like co-signers whose income is used to meet the qualification standards for your application to be approved. On the application, you’ll have the ability to add the name and email address of your guarantor. If you plan to qualify with your income, you can enter your employment information on the application and upload a copy of your income verification. Please note that we do not accept student loans as income verification.

06. Contacts

We will also ask for emergency contact if we need to contact someone on your behalf regarding your well-being. This will include their name and contact information and confirm whether or not the individual listed has access to your unit.

Leasing and Application

What does by-the-bed mean?

All leases are by-the-bed and per person, on an individual lease agreement. Studio or 1-bed spaces with double occupancy, plus larger floor plans with 2-bedrooms or more, will be shared apartments with multiple leaseholders.

How do I apply for a room/apartment?

It’s as easy as clicking “Apply Now” above to get started! First, you’ll select your lease term from the drop-down menu. Then you’ll pick your floor plan and any view or premium options available. If you’re applying to live with roommates, make sure you all select the same floor plan. From there, click “Apply Now” to start your floor plan-specific application.

Do I need a guarantor? What if I don't have one?

Most applicants require a guarantor to provide the income verification, aside from any student loans, required to meet the income requirement and ensure you are able to make the monthly installment payments. If you do not have a guarantor, you can either try to self-qualify using your own income or apply to use a third-party guarantor service.

Please contact the onsite team for information about our third-party guarantor service.

How long does it take to get approved?

Most applications are approved within 24-48 hours.

I am not a student, can I still apply?

Yes, all prospective residents are welcome to apply. We rent to any applicant who meets our qualifying standards.

Can I cancel my lease or leave early?

We do not allow for lease cancellations. Once your application is approved, the screening is completed and the lease is signed, all parties – including the tenant and the property – are bound by the terms of the lease agreement. Residents do have the option of reletting their bed space by finding another resident to take-over the lease term on their behalf. That individual would need to meet the same qualifying criteria and would sign a new lease with the community, taking the place of the cancelled lease.

Living at WaHu

The bedroom features a full-size bed frame with a mattress, stackable/under-the-bed dressers, a desk, and a desk chair. The living room includes a sofa and chair, a coffee table, an end table, a television, and a TV stand. Most kitchen layouts come with barstools, although some do not. Please note that we do not provide a dining table or dining chairs in any of our floor plans.

Can I personalize my room?

Yes! Feel free to decorate, just avoid damage beyond normal wear-and-tear.

Do you provide Wi-Fi?

Is on-site staff available to assist residents?

Yes, our maintenance team responds promptly to issues, and we offer 24-hour emergency maintenance for your comfort.

When is my rent due?

The total rent amount for the lease term is broken up into 12 equal installments which are billed on the 1st of the month along with any fees, such as pet fees. Utility charges are posted to resident accounts at the end of the month for the proceeding month’s usage.

Roommate Matching

Can I live with friends?

Yes! You can create a roommate group or list friends on your application to ensure you’re placed together.

Do you offer roommate matching?

Yes, our matching questionnaire helps pair you with roommates based on lifestyle, study habits, and preferences.

What if I’m unhappy with my roommate?

If roommate issues arise, we offer mediation and, if needed, room transfers based on availability.

Move-In and Move-Out

What do I need to bring when moving in?

Your bedroom will have a full-size mattress, bed frame, desk, chair, and stackable/under-the-bed dressers. All other needs, including bedding, toiletries, hangers, lamps, shower curtains, towels, etc., must be provided by the resident.

Is parking available for move-in?

Yes! There is on-site parking for residents, and it is available on a first-come, first-served basis.

How do I handle moving out early?

Residents can move out before the lease end date but are still responsible for making monthly installments until the end of the lease term. Reletting is an option for another resident to take over monthly payments for the remainder of the lease term. The individual taking over the lease must undergo the screening process and meet our approval criteria.

Amenities and Community Perks

Are there laundry facilities?

Yes, each apartment includes in-unit laundry.

Is there mail and package service?

Yes, mail goes to your apartment mailbox, and large packages are held at the leasing office with notifications.

What kind of events do you host?

WaHu hosts a variety of diverse and inclusive events, offering something for everyone to enjoy and bringing our community together.

Do I need renters insurance?

Yes, all residents are required to carry liability insurance per the terms of the lease agreement. B.HOM offers a low-cost liability insurance program that meets the requirements of your lease agreement and can be billed monthly along with your monthly rental installments. Click here for more information.

Payments and Resident Portal

How does The Resident Portal work?

The Resident Portal is a desktop and mobile-accessible portal for all resident needs, including making installment payments, submitting work orders, accessing your lease agreement documents, and communicating with the management team. The login used for your online application is the same login that will apply to your Resident Portal following your move-in.

What can I do on the Resident Portal?

The Resident Portal can be used for making payments, submitting work orders, accessing your lease agreement documents, and communicating with the management team. At times amenity spaces may require a reservation and these reservations are also available through the Resident Portal.
